Description

Hello All! We are looking for a new housemate to join our friendly home in Tooting Bec from the 20th of September. About Us: We are Dan, Otto, Jess and Lia; our housemate Rosheen is moving out so we are looking for a new housemate to move in to their cosy room. We are a friendly and sociable house, we’re often hanging out together, including the occasional house meal, watching tele, pub trip or chats in the kitchen over a cup of tea. We all work full time in different professions from teacher to consultant. It’s a very spacious house with 3 storeys, a large lounge and kitchen on the ground floor with a garden. The available room is a first floor furnished double room. It’s a cosy room with a bathroom on the same floor. The Boring Bits The room is £680/pcm including bills. As well as rent and bills we share the cost of house purchases (toilet roll, kitchen roll, washing up liquid, etc…) The room comes with a bed, mattress, shelves, built in wardrobe and a bed side table. We have pretty much everything you would need in the kitchen including dishwasher, there is a (homemade) bike rack inside the house for safe bike storage and most of us have lived in the house for 2+ years so have good local knowledge if you're new to the area! What We Are Looking For: We are all really different and enjoy the variety in the house. We don’t really have a preferences in a new housemate, other than someone friendly, social and fun. Drop us a message if you feel like it sounds your sort of house and of course if you have any questions just ask! But looking to arrange viewings over the next couple of weeks. Move in date: 20th of September.

Use the message button on the listing to introduce yourself to the room lister. Free users can send a limited number of messages per month. With Membership you can message any listing without limits and respond to new rooms first thanks to Early Bird access. A good first message says who you are, when you want to move in, how long you plan to stay, and one or two things about your lifestyle that match the listing.
Look for the Verified badge on the profile, it means the room lister has completed identity verification. Read the full listing, check the lifestyle preferences on each existing flatmate's profile, and review the photos of the room and shared spaces. Always arrange a viewing in person or by video call before sending any money, and never pay a deposit or holding fee before you have signed a tenancy agreement.
Yes, we strongly recommend it. Ask the room lister for a viewing in person, or for a live video tour if you are out of town. Use the viewing to meet the existing flatmates and ask about bills, house rules, and the rest of the household. A genuine room lister will always offer some form of viewing.
The listing shows the monthly rent and whether bills are included. Where bills are included, this usually covers utilities and internet. Confirm with the room lister exactly what is and is not included, and whether there is a deposit, a holding fee, or any agency fees on top.
You and the room lister agree on a move-in date and sign a tenancy agreement directly, the same way you would on any other room-share platform. Dwelles is a marketplace that connects you. The contract, deposit protection, and reference checks remain between you and the room lister. If anything looks suspicious, report the listing and stop communicating.
